COUNCIL leader John Dean called it a "very disappointing result".

"Everyone at the council is as devastated as everyone else," he said. "The Government, in its wisdom, has decided once again that Welwyn Hatfield isn't worth that sort of money."

Asked if it meant the end for the Hatfield regeneration project, Cllr Dean said: "It's put paid to the original scheme, yes. We're going to have to go back to the drawing board.

He added: "We will try to make Hatfield as good a retailer environment as we can."
